The Budapest Airbnb moratorium: what applies, and what comes in 2027?
Under current law, new short-term rental registrations in Budapest are paused until the end of 2026. On 1 January 2027 a new chapter starts — with very different conditions district by district.

What does the moratorium mean?
Under the act adopted in late 2024, no new private or other accommodation (magánszálláshely / egyéb szálláshely) can be registered anywhere in Budapest until 31 December 2026. Already-registered rentals keep operating — subject to their district's rules.
2027: reopening — but not everywhere, and not without limits
Under current law, new registrations become possible again from 1 January 2027. Where, and under what conditions, is decided by district decrees — and several inner districts have already adopted stricter rules. Owners who prepare in time can be among the first to register.
District conditions in 2027
- District VI (Terézváros)
- The total ban stays in force independently of the moratorium — no new short-term rental can start here in 2027 either.
- District VII (Erzsébetváros)
- A new rental can only operate with the building's express consent (0 permitted days without it).
- District VIII (Józsefváros)
- Per the district's decision, a quota system limits new rentals from 2027 — once the quota fills, no further registrations will be possible.
- All other districts
- No day-cap or quota at present — but rules can change at any time, so it pays to follow developments.
